What should I remodel?

February 21, 2009

So you are thinking about investing money into your home. Many people wonder what the best areas are to invest money in, in their homes. If you are looking at resell value when you are done, the best areas to remodel in a home would be the kitchen and the bathrooms. Those two areas of the home are the two biggest sellers. This is because those are the two most important areas to the wife, and we all know that if mamma’s not happy, no one is.

So what are some little things you can do to revamp your kitchen and bathroom without spending a small fortune? When it comes to your kitchen, the floors, cabinets, and appliances are among the most important things you can change. In the process of changing or updating your cabinets, you can add granite counter tops, and a nice stone or tile back splash. A tumbled marble on the floor in a nuetral color will modernize your kitchen while making it easy for any future owners to decorate.

In the bathroom, remodeling may take a little more work, but will pay back 2 fold what you spend in it. Replace the old tub with a jacuzzi tub. Replace the toilet with a high efficiency one. Replace all fixtures, knobs, and hardware. Replacing the tub surround with tile is a great way to update your home, and is something you can do on your own. Replace the vinyl or linoleum floor with a slate or marble floor to give it a look all of its own!

Need a new roof?

When buying a new home, it can be very stressful. It is important that the foundation be checked, the plumbing be checked, and the electrical be checked. However do not forget the roof. The roof is one of the most important parts of any home.

Over time any roof will need to be replaced. Some materials simply last longer than others. Clay roofs, as most seen in places like Mexico are beautiful and can last an extremely long time. However your normal shingle roofs may last as long as 20 years and then need to be replaced.

A metal roof is a great way to give your home a unique look that will last quite along time if it is taken care of. Depending on what kind of metal roof you choose, will determine the kind and amount of up keep involved in keeping your roof looking like new. Corrigated metal roofs will rust overtime so it is important to keep them painted, or replace rusted panels before they leak. Aluminum roofs are great, and will last a long time, however they can corrode if not protected with a good layer of paint. It is important to maintain your aluminum roof yearly.

Checking in the attic of a home you are buying for rotted underlayment is a good way to find signs of leaks in the existing roof. If the home is located in an area prone to hurricanes, high winds, or even tornado’s make sure to really look over the roof for any signs of torn, ripped, or missing shingles.

If you are in the process of building a new home, choosing an exterior is a big task. The exterior is the first thing that people see when the pull in to your drive way. First impressions go along way. Why not choose a siding that not only looks good, but will last the lifetime of your home, with minimal up keep?

Hardie siding is a newer siding material that is taking the construction industry by storm. Hardie siding is pre-primed and ready to paint, taking many of the steps out of finishing out your home. Simply install, caulk and paint! It doesnt really get a whole lot less than that. Unless you choose to pay a little more and buy a hardie siding that has allready been painted! Then all you have to do is hang the siding, use a clear caulking, and your done!

Hardie siding does not mold, mildew, or rot. This is a big problem when dealing with other siding materials. Other siding materials such as aluminum, will corrode. Wood will rot and mildew, and vinyl will become brittle over time. So save yourself the hassle of too much up-keep and choose a hardie siding product for your new home.
